2. Survey and Boundaries: Verify the exact size and boundaries of the land through a professional survey.
3. Zoning and Land Use Regulations: Ensure the land’s current and potential uses align with local zoning laws and regulations.
4. Environmental Assessment: Check for any environmental issues or contamination that could affect the property’s value or usability.
5. Utility Access and Infrastructure: Assess the availability and condition of essential utilities such as water, electricity, and sewage systems.
6. Building Permits and Approvals: Confirm that any planned construction is feasible and that all necessary permits can be obtained.
7. Financial Analysis: Evaluate the land’s market value, including any associated costs or future expenses, to ensure it aligns with the investment goals.

Thorough due diligence helps mitigate risks and ensures informed decision-making in land purchases.

Interested buyers pay between 10,000FCFA – 25,000FCFA for a site visit depending on the location. 
Our real estate brokerage commission ranges between 4% and 10% of a property’s sale price depending on the location. 4%-5% Commissions in the Littoral & Center regions, and 10%  negotiable in the North West and South West regions.
